Conveyance, how much will it cost


Quotes for the conveyancing are varied and is dependent upon which solicitor you use and the type of work undertaken. Any solicitor worth there salt should give you a basic fee to undertake any work for purchasing or selling a property.
The average fee should fall in the region of £500 - £1000, this would depend on weather the property you are buying is freehold or leasehold. The conveyance service for a leasehold property will normally be higher than the cost for the services of a freehold property

It very important to make sure you fix a price for the service you require before you proceed with any work carried out by you solicitor.
Solicitors usually will charge extra for additional services, so you should be aware of these charges when securing the services of your solicitors::
                                     Land Registry Fee, Stamp Duty Land Tax, Local Search Fee, Environmental Search, Drainage Search, Chancel Search, Telegraphic Transfer Fee, Land Registry Search Fee, Bankruptcy Search Fee, Case Charge Stamp Duty Land Tax Form Completion Fee, Postage/Telephone/Copy Fee.

A good solicitor should always calculate these additional charges from the outset so you know at the beginning exactly where you stand in terms of payable fees. Be mindful that these further services could cost up to an additional £500, this is not including the cost of stamp duty and or a home information pack (HIPs)

Environmental search


Environmental search can be a very important part of the process when buying your property, the risk assessment specific to the area you want to purchase your property can be the most important research you may do, you may obtain a free basic report but for a detailed report you may have to pay a nominal fee. This could be specific to the area, your potential neighbourhood, including information on crime rates, school grades, housing types and local amenities. Zero carbon homes


Zero carbon homes of £500,000 and under have been exempt from the stamp duty payments since1/09/07, Zero carbon homes that sell for more that £500,000 are subject to a £15,000 reduction. to qualify your home as zero carbon it must emit zero carbon over a period of 12 month, it have some form of  renewable power source if not solely it must be in addition to your regular gas and electric supplies, Qualifying properties will need to be sufficiently insulated and include renewable energy technologies.
